Your ductless HVAC system should be able to safely remove the condensate it generates as a byproduct of its operation. Without exception, water leaks point to some kind of trouble. Here are three reasons why the mini-split in your St. Simons Island, GA home may have started leaking.

1. Dirty Filters

If too much dirt accumulates on your system’s filters, it can adversely affect performance in all sorts of ways. For example, since they can reduce the amount of airflow through your system, dirty filters might cause your mini-split’s coils to freeze. Later, when the system enters defrost mode and melts the ice on the coils, water may drip out.

You can avoid this problem if you clean your mini-split’s filters approximately once every two weeks. To remove the other debris in your system, you need to request maintenance services.

2. Cracked Drain Pan

Ordinarily, your mini-split should either allow gravity to drain away the condensate that it produces or remove it with a special pump. The condensate should then move into a drain pan. However, if the pan cracks, rusts or sustains any other kind of damage, the water that moves into it can drip out onto your floor.

If this is the reason for your leak, HVAC technicians will need to either repair or replace your pan. They can do this during a maintenance visit.

3. Clogged Drain Line

Finally, after going into the drain pan, condensate should flow into a special drain line and leave your system. However, if any debris obstructs the line and blocks water from flowing through it, water may then bubble back up, overflow and pour onto your floor. You will need to ask HVAC technicians to clean your drain line.
